The IRC 1:300 and 1:150 Ventilation Rules
International Residential Code (IRC Section R806) mandates attic ventilation to purge moisture in winter and extreme superheated air in summer. The code specifies a minimum ratio of 1 square foot of Net Free Ventilating Area (NFVA) for every 300 square feet of attic floor space (or 1:150 if no vapor barrier exists).
The Critical 50/50 Balanced Airflow Rule
A passive attic ventilation system operates strictly via the natural stack effect (hot air rises and exits the ridge, drawing cool air in through the low eaves):
- 50% Intake at Soffits (Low)
- 50% Exhaust at Ridge (High)
If you install high exhaust ridge vents without sufficient low soffit intake, the attic acts as a vacuum pump, sucking conditioned heating and cooling out through recessed lights and drywall cracks, driving up energy bills!
Why Attic Ventilation Prevents Winter Ice Dams
Ice dams form when escaping house heat melts snow on the upper roof, which trickles down to the cold uninsulated roof overhangs and refreezes into an ice barrier. Adequate soffit-to-ridge ventilation washes the roof decking underside with cold outside air, keeping the roof deck uniformly cold and preventing thaw-refreeze cycles.
