Frequently Asked Questions

Why are standard 8-foot studs actually 92-5/8 inches long?

Precut studs are manufactured at 92-5/8" rather than 96" to account for the thickness of horizontal plates: one 1.5" bottom plate plus two 1.5" top plates equals 4.5 inches of horizontal lumber. Adding 92-5/8" stud length yields a finished rough framed height of 97-1/8", perfectly accommodating standard 8-foot (96") drywall sheets with 1/2" ceiling drywall and a 1/2" floor expansion gap.

When can I use 24-inch on-center framing instead of 16-inch?

24" on-center framing (part of Advanced Framing / Optimum Value Engineering) is permitted by IRC Section R602 for non-bearing interior partitions, and for exterior load-bearing walls when using 2x6 lumber supporting a single roof load with roof trusses aligned directly over the studs.
